PAG-IBIG FINANCING REQUIREMENTS
1.) Picture- 3 pcs. 1x1 (Applicant, Spouse, AIF -Attorney In Fact / SPA if Applicant is OFW)
2.) Valid ID's- 2pcs (if married: Husband & Wife & AIF)
3.) Residence Certificate /Cedula - (Husband & Wife & Atty-in-Fact)
4.) Birth Certificate (if Single) or Marriage Contract ( if Married)
5.) Proof of Billing Address or Certification from Owner if Renting
6.) Payslip (3 months)
7.) MSVS - Membership Status Verification Slip from Pag-ibig)
8.) Pag-ibig Counselling
9.) TIN- (Tax Identification Number - Applicant)
10.) Certificate of Employment with Compensation
        FOR OFW: Job Contract
and Photocopy of Passport
11.) ITR - Income Tax Return/ Certificate of Payment/Tax Withheld- (For loan above 750K)

BANK FINANCING REQUIREMENTS

7.) Photocopy of Bank Book (last 6 months)
8.) TIN- (Tax Identification Number - Applicant)
9.) Certificate of Employment with compensation or Proof of Income /Bank Account (if self employed or in business)
10.) ITR - Income Tax Return/ Certificate of Payment/Tax Withheld. NOTE:Income Tax Return (ITR) - is just a Central Bank requirement. Income stated will not be the basis of approval. OFW and Immigrant are exempted to submit Income tax return.
11.) PDC- Post Dated Checques.

About Bank Financing:                  
    Recommended financing for:   Those who are working, still legally married or single and want to avail low interest rate.
    How much is the initial cash out?  Reservation fee to hold the unit in buyer's name, reservation fee depends on the house model. 
    What is the interest rate?    10% per year. Prevailing rate will apply upon loan take out.
    What is the maximum loan term?  Up to 25 years.  As long as Client's age is not more than 60 yrs old when loan matures.
    Who will process the bank loan?    Our Developer's office.  Just submit the requirements.
    Where shall I pay?    At the Developer's main or branch offices. 
    How can I pay if I'm out of country?    Thru your Atty-in-Fact or Authorize Representative. 
    When can I move-in to my house?    After full downpayment and housing loan approval. 
    When can I move-in if I pay early the full amount?    The next month after full downpayment. There is schedule to follow.  
    When is the start of downpayment?   On the 45th - 60th days after reservation date, there is cut off schedule.
    When is the start of my amortization?   After full DP, move in and Bank Housing Loan approval.
    When is the start of bank amortization if DP is paid early in full?   A month after house acceptance or move in.
    What is processing fee?  It covers payment for Title transfer cost, advance insurances, realty tax & documentary expenses.

About Inhouse Financing          

    How much is the initial cash out?  Just pay for the reservation fee, depends in the house model. 
    Inhouse is recommended for:   Those who are not working, with marital status problem, as secret investment.
    What is Inhouse Financing?  A loan provided directly by Developer's office.  This will not pass through bank.
    What is the interest rate?    18 - 21% per year.  
    What is the maximum loan term?  Up to 10 years only. 
    Who will process the loan?    Our Developer's office.  Just submit the requirements.
    Where shall I pay?    At the Developer's main or branch offices. 
    How can I pay if I'm out of country?    Thru your Atty-in-Fact or Authorize Representative (SPA).  
    When can I move-in to my house?   A month after settlement of full downpayment. 
    When can I move-in if I pay early the full amount?    A month after house acceptance. There is schedule to follow.

Other Kind of Payment Terms
    Cash Deferred Payment - Total Contract Price is paid in 24 monthly installment without interest.  Ask us for details.
   Spot Cash Deferred Payment - spot cash payment means a one time payment of Total Contract Price with 10% Discount on Selling Price  within 7 days from reservation date. Diminishing discount will apply if spot cash is made after 7 days from reservation date. Ask us for details.
  


 

PDC - To Open Current / Checking Account - Requirements:
1.) Picture- 3 pcs. 1x1 
2.) Valid ID's- 3 pcs. photocopy (ex. SSS, Driver's license, GSIS, Postal ID, Company ID, Passport, TIN, etc.)
3.) TIN- (Tax Identification Number)
4.) Php 5,000- (Initial deposit to open an account)
5.) Php 340- (cost of checkbook) 
6.) Bank Referral Letter- (Developer will issue the letter addressed to the bank upon request by the buyer or thru his/her Atty. in Fact)




MERALCO Application Requirements:
The following are the documents needed for individual
MERALCO application.

1.) Certification 
2.) Contract to Sell
3.) VALID ID- (of the unit owner)
Photocopy of any 1 of the following) -(SSS, Driver's License, TIN, PRC, GSIS, Passport, Philhealth, Postal ID)
4.) Clearance to Move- In
5.) Electrical/ Wiring Permit (will be released from Engg office) 
6.) Valid ID of the SPA- (Same as the above)
7.) Authorization to apply for Electric Service from Meralco
8.) Payment for Electric Meter Fee- (to be paid to MERALCO office)
NOTE: It takes 3weeks for the electric meter connection.

 



 

WATER Supply Connection: 
1.) Certification 
2.) Clearance to Move- In
3.) Payment for Water Meter 
(To be paid to the WATER supply management office)
NOTE: It takes 1week for the water meter and supply connection.
